After county officials and local developers announced yesterday that the new Potomac Nationals stadium would be built at Stonebridge at Potomac Town Center, readers expressed concern that the 6,000 to 7,000 seat stadium and 1,000 space parking garage would decrease quality of life in the area by adding to the noise and traffic in the area.
"If I had known this was in the works I would not have bought my condo in Potomac Club - I was tying [sic] to get away from the weekly noise of the fireworks which shook my home in Westridge and scared my animals," Joyce Pieritz commented. "Now I'll probably not be able to sell my condo because of stdium [sic] noise and traffic. Bad placement."

Commenter Marie Terry wondered how the new stadium might affect Sentara Northern Virginia Medical Center (formally Potomac Hospital) operations.
"I also notice on a daily basis that the hospitals medivac flys [sic] directly over the path of the proposed stadium location. I wonder what impact this would have on the medivac's flight path. Lots of things to discuss and work out before they decide if this is the right place for the stadium. A great place would have been on the other side of 95 where they are building the new museum!" Terry suggested in the comments of the preview story for the July 17 press conference announcing the construction of the stadium.

I honestly do not agree with either.
Joyce gripe may be legitimate because of her concerns for noise and fireworks as it is all relative.
The noise level may not have been as loud as fireworks if the stadium is not present but better believe that area will be buzzing and really busy. Traffic? It is inevitable. That boat has long sailed. All we can do as a county is continue to improve the surrounding infrastructure. You do know Toby Keith's I love this Bar and Grill should have live performances right? Also, if stalling econimical development to an area is a bad idea because it may scare your animals... oh boy.
As for Mary, Good point for someone looking from the outside in but this will have no impact whatsoever on medevac flights from point of orgin to the hospital landing spot. The stadium will not be tall enough to affect any flight path. They may however installed an aircraft warning light on or near the stadiums but as for the flight path, this will not have any effect. The helo does not fly that low of a level until it hovers above the hospital for approach and landing. I will try to find some Metro area special flight rules, post it and you will see that the projected path of any helo in our area based on height restrictions and aircraft flight altitude requirements (That's the Air Intercept Controller tendancies while I was in the Navy coming out). But you asked a very valid question and concern and I can appreciate that.

Sports stadiums generate a lot of traffic on game day regardless of where they are placed. Even at its current location, the police direct traffic when people are exiting the stadium. I'm sure that if an ambulance were to need to get through to the hospital during the exit of a game that the traffic controllers would give them priority. I agree that if someone was trying to escape congestion, then buying a home near a 60+ store town center wasn't the right idea. VDOT already has to change the timing of the lights around Potomac Mills every Christmas season just to prevent gridlock. This town center still has plans for 2 8-story Class A office buildings across from the new Sport & Health club. With the fact that the new town center professional building on the corner of Neabsco Mills & Opitz is having trouble finding tenants, it makes sense that Roadside Development would seek an alternative use for the rest of their land. They are donating the land to the P-nats owner because it will increase traffic to their retail, and VDOT will be constructing a commuter garage there. From my perspective everyone wins here.

I agree with everything that you have stated Vinny. Others seen it differently but I think it would be great for the community. BUt this is why we have these discussion to see what people are thinking. I do not expect everyone to be happy with the announcement but those type of announcements and developments are expected when a mixed-used development is being created. Pretty sure there were many that thought the Stonebridge project was a bad idea not to long ago but I'm positive it's not stoping the naysers from going to the Town Center. Especially those that may had a problem with it but decided to purchase a spanking new home right across the street from it.

Minor league stadium in a Major League market?
Less than 30 miles away MLB Nationals play, PNats attendance is third from the bottom of their minor league, Pr Wm Co just raised property taxes, our sewer & water has doubled from uncontrolled growth, adding at least 3,000 more commuters to attend a 6,000-7,000 seat stadium on one of I95 high density corridors and no train or rail station for miles...not to mention the loss of open space in an already over-saturated community. Both our former Board of Supervisor and current are championing the project; one already has moved onto new pastures & the current aspires to move on. Leaving the people who live here to 'crawl' around our neighborhoods. Not sure this is the time or the place for a minor league stadium.

I have some answers for b fasick, The reasons the attendance is so low at the current P-nats stadium is because it is old, undersized, and in a bad location. These new plans fix all 3 problems. Prince William County's tax rate is nearly unchanged, it is the assessment of your home or property that went up this year. The board actually lowered the tax rate to keep you from paying a huge increase on your tax bill. The cost of water and sewer has not doubled, but the cost of water has increased because it is purchased from Fairfax county and the price they charge us for water has increased. The price of treating sewage has increased because of new federal standards for treating sewage. The new commuter parking lot here will literally look over the on-ramp to I-95 north, it is right across Opitz Blvd. This "open space" is currently designated to be developed as mixed use with a preference for high density office because of it's visibility from I-95. It's not a park, it's part of the plan to revitalize Woodbridge. I think a new stadium would do just that. I have no involvement with this project, but I do live only a couple miles away and I am very excited for this development to be flourishing so close to home.

Has no one mentioned the fact there is no direct access to I-95 S? Yes easy access to North but without direct access to 95 S it will put a strain on already strained roads including Dale Blvd and Prince William Pkwy. I enjoy the Town Center but I think a lot of impact assesment needs to be accomplished before breaking ground can occur.

VDOT is also making sure a commuter lot goes in there. Currently a lot of us in that area of Route 1 drive all the way to Tacketts Mill in the morning, adding to congestion on Minneville. This is because Potomac Mills decrease the amount of spaces available. Even with the expansion at Horner, I still bet it will be full early.
The new lot is a huge boon for residents of southern woodbridge who choose to carpool and slug. As many cars as I see pulling into Tacketts after 7am, I bet the decrease in traffic in Lakeridge will be noticeable as well.

Why speak out about Potential probems? Why not speak out about the positives? I commented on the original article so I won't rehash but I will say Stonebridge is a real plus to the area. The impact of the PNats will further enhance the development and ADD value to the area.
Would you rather have more Rt 1 mix/match development with dollar stores that cater to the lower economic part of the county?
Give people an opportunity to complain or find fault with something new and they will.

For myself I'm sick of all the development. when my family move here it was for the piece and quiet, It was more like the country...Thats what people wanted.. I had my horse, spent alot of time out at the stables, I hate Potomac Mills Mall and the people it brought here. I hate living where people are crammed all together like cattle, I don't see why anyone would want to live like that, or why anyone one would be dumb enough to waste their money on glorified apartment in a building they will never own, they will always be at the mercy of others. Some may think this is progress. The county supervisors play GOD with our lives and money. They want every tree stripped from the ground replaced with concrete and asphalt, Yes I have become bitter, I have watched our county become a concrete jungle and it Sucks.

I guess it is human nature to look for the worst, expect disaster, deride new ideas, complain, grouse, fuss and fume. Then, you can never be disappointed!
I feel certain VDOT and the developers are aware of the traffic problems and have plans to remedy those.
I think the best idea I heard in years were the comments from previous post by Ted Fischer in support of light rail.
I'm just grateful for anything that brings in tourist dollars or sales tax dollars instead of putting the onus on residential. At least this land use won't require us to build schools or support the infrastructure associated with that.

I just wanna say i love the idea of an updated stadium as long as the owner will let it be used for other events and concerts (not a Baseball fan), But I don't think its right to have the taxpayers foot the bill for anything other than road improvements when it comes to this thing - especially state taxpayers who will never even see the the stadium!

They actually mentioned that during the press conference and it should also be in most articles that the stadium will be used for other events such as concerts and movie showing as long as the field remains in good shape.

I would like to think of the good things that this stadium will provide and be happy. Life's is too short to think any differently. All, I left a comment on this same webpage earlier this week saying how bad of an idea this is...I won't repeat myself. Prince William County is having financial problems and we should not be spending $25 MILLION more to have a minor league team play baseball. There current stadium is fine. I have to admit that I have only been to one game, but the stadium was fairly empty that day. I live in Potmac Club (across the street). Last fall Frank Principi came to my community and had a politcal debate against the gentlemen who was running against him (Chris Royse). Principi stood there in our community club and told us how much of a bad idea this stadium would be. He went on to say how this stadium would only bring "hotdog selling jobs" to Woodbridge. Now he is telling everyone how great of an idea this stadium is. That alone should give you pause. If you didn't know, there is a $56 + million dollar project to widen Highway 1 in the works. Before the County Supervisors voted on it a few nights ago, they were briefed by county finance employees that in order to pay for this project, they would have to raise property taxes 4% a year for the next FIVE YEARS. They voted for it. I pay about $5K a year in real estate property taxes. If I have done the math right, my taxes will go up $2000 in the next 5 years or 40%. What we have to pay for this stadium would reduce our tax increase by 50%. Is this really what you all want for a minor league team. Continued on next comment

I understand your viewpoint but after reading more and more of your concerns, I'm starting to wonder if there will be a point in which you will ever be happy.\
You picked outside of your own community, my community, bringing unwanted attention to an issued you had with the community and the developers on things you were "promised' and never recieved.
You blasted Mr. Prinicipi and stated why he is not good for Woodbrdige in our community Blog.
You put a letter in front of everyone's door in the community expressing your concerns that they may be a conspiracy of keeping you out of the fair shot of becoming a board member for the HOA and community.
There are countless instances in which I can point out but I will not continue. I actually listen to your concerns during your run at being a board member, I've also took into consideration on your post in our community blog aboput Woodbridge Supervisor. Although, there may be some things I can agree with you on, I'm starting to question those beliefs as it appears that your issue with development of a stadium is way deeper than that. Everything that takes place or develop around your neighborhood is now a bad idea because you may not like the fact that it's changing before your very eyes and those changes aren't necessarily bad.

Kev C., First of all, if you know anything about me, you’ll know that I am NOT in the habit of personally attacking my neighbors and will certainly not do that to you. I ended up in this area because the military brought me here 8 years ago. I never thought I would stay, but the job situation was too good to pass up. I also never thought I would be involved or would care about local politics. What I have learned in very hard lessons over the past 5 years is that local politicians can really influence your day to day lives. If you sit on the sidelines and watch, you will mostly likely suffer without recourse. I would like to respectfully say that you are probably not aware of many of the issues in our community where we (our entire community) will financially suffer because of local politicians. Representing our community, I spent a lot of one on one time with Mr. Principi seeking his help on many issues that faced our community. He spent a great deal of time with me and others to try and help us along…so we thought. To make a long story short, he held a town hall meeting at our club house, made promises, never came back to fulfill them, and then took a campaign contribution from our developer two weeks after our town hall meeting. Our last developer and current developer have selected our past and current board members because they have 3 votes for every home not closed on. At our last election, I got more votes than all the other candidates combined.

Unfortunately the developer had 384 (I think) votes of their own…and as you probably know, the developer placed the other candidates on the board. I could spend all day writing about how our community has suffered because of the lack of integrity among several people. I would like you to know that I am not the kind of person who thinks there is a conspiracy around ever corner. I actually have a great life, a great family and I am a very happy person. I would rather just pay my bills and only be involved in family and church life. However, there are two kinds of people who I cannot stand…liars and cheaters. I just cannot sit on the sidelines and get run over by people with person agendas. Sheriff of Nottingham…really?…absolutely. I hope you have read the blog before you made this comment. I am not saying I agree with all on the website, but I am saying there are many facts about Prince William County I did not know until I read and fact checked this blog. First off I will like to apologize if you thought that I was personnaly attacking you. That wasn't really my intentions. It just appeared that every comment or direction you took sort of came off negative toward everything that has taken place in the community. Like I said in my previous posts, there were points and times that I may have agreed with you. Like you, I relocated up here because of the military (Navy, best branch in the world) and decided to take a job that I couldn't passed up after my tour. I've been living up here for 7 years because of that transition. So I'm privy to the information and econmical direction of our community and local county. I've been to the meetings at our clubhouse, I understand your angst at times but not everyone is out to get us and based on your past approach and messages, it came off that way. I've read your letter. I saw your viewpoint, and if so which at the time was very convincing, I beleived you. But it seem like you had an agenda. Not really saying you have one and I apologize again if it came out that way.
With that being said, there are some problems and within our community but it's also a new development that has not yet completed and there will be some growing pains. Overall I see the steps and direction we're heading are the right ones. You are welcome to beg differ and we will agree to disagree.

Look Bill, I'm open minded. I can have a discussion with you and listen to you. I have no problem with that. This is actually healthy. While I know we all want to hang onto our money, I am always willing to invest in our county if I believe the benefit in the long run is viable.
We have to find other revenue streams besides property taxes. Tourism is a revenue stream. If all the naysayers had not kept Disney from building here, we wouldn't be in this position today. The same concerns about traffic and congestion have reaped us the financial burden of a burgeoning school system and far more congestion than that park would have created. ...(and now the rural crescent is being built with residences, anyway- not preserved in pristine condition! read here for my thoughts on that:

The big concern is that Opitz will bottleneck even more than it currently does, especially during the evening rush hour. The PRTC commuter bus stop adds a bit to the bottleneck as folks are attempting to line up to make a right on Neabsco Mills road. So along with the studies, I'm sure this will be taken into consideration. I'm all for the idea if the bottlenecks can be prevented or eased by the traffic engineers.

I own a business on neabsco mills road and I am wondering if the rest of neabsco mills rd will be widened to route one prior to completion of a new stadium? It has been on the books to widen "forever".

I live about 4 miles from Stonebridge by Leesylvania Park and I think the new stadium location is a great idea and a wonderful addition to Stonebridge. With the new bars and restaurants going in it the stadium will absolutely help to complete the town center.

I do support the growth of Woodbridge, but traffic planning has to be better than it has been in the past. With plans to build the new stadium at Stonebridge, what will be done to help ensure that we relieve, not worsen, this already-congested area during evening rush hour?
For 4 years I commuted just between my home off Cardinal Road and the Rippon VRE station. This mere 6.5 miles would usually take around 10-15 minutes in the morning, but was typically more than 30 minutes in the afternoon. This is due to the immense amount of traffic on southbound US 1 from Dale Blvd to Triangle that the bridge expansion over Neabsco Creek did not improve. I maintain the stance I made to the Board of Supervisors before that project broke ground: The intersections with US 1 and Cardinal Road, Neabsco Mills Road, and Dale Blvd/Rippon Road should have been converted to cloverleaf intersections to keep traffic moving.
The addition of a 10,000 seat stadium in this neighborhood, offering sporting events that will begin in the waning hours of rush hour(s), will increase evening rush traffic tremendously. It must be a REQUIREMENT to solve old and new traffic congestion problems in order to obtain a green light, or else the long-term benefits of this project will fail.
PWBOCS, please do not take the traffic situation lightly. You will add to the misery of stressed-out commuters who will ultimately move elsewhere, thus crippling the more day-to-day stable economics of the area.
